It is the first question almost every Singaporean asks: "Can I even get a loan there — and how much?" The short answer is yes, and usually more than people expect. Here is how it works, with real figures.

As a Singapore citizen you can buy and finance property in Malaysia. You are simply classed as a foreign buyer, which sets the margin of finance at around 70% for most banks — sometimes up to 80% on selected projects, and 85–90% under higher MM2H tiers. Application, valuation and approval work much like a Singapore mortgage.

The CPF rule you must plan around必须提前规划的公积金规定

This is the one that surprises people most.

CPF can only be used for property in Singapore. For a Johor purchase, your down payment and costs must come from cash. In practice Singaporean buyers fund around 30–40% from cash and borrow the rest — so for an RM1 million home, budget roughly S$120,000–160,000 in ready cash including fees.公积金(CPF)只能用于新加坡本地房产。购买柔佛房产时,首付与杂费必须以现金支付。实际上,新加坡买家一般以现金支付约 30–40%,其余向银行贷款——因此购买 100 万令吉的房产,请预留约 12 万至 16 万新元的现金(含各项费用)。

What affects how much you can borrow影响可贷金额的因素

  • Age & tenure — the loan usually must end by age 70, capped at 35 years. Younger buyers get longer tenure and lower monthlies.
  • Income & commitments — banks weigh your net income against existing loans (your debt-service ratio). Clean, documented income helps.
  • The project & title — some banks lend more on certain developments; on leasehold, they assess the remaining lease, not the original term.
  • MM2H status — the higher tiers can unlock 85–90% margins.
  • 年龄与年限——贷款一般须在 70 岁前结清,最长 35 年。买家越年轻,年限越长、月供越低。

At around S$1 ≈ RM3.15, a RM600,000 home is roughly S$190,000, and the monthly repayment lands near S$660. Median Johor home prices sit at roughly a quarter of comparable Singapore homes. For a Malaysian working in Singapore — or a Singaporean who will commute on the RTS — the maths is hard to ignore.

If you own an HDB flat, you must complete its Minimum Occupation Period (MOP) before you can buy overseas property.
