Malaysian banks lend to foreigners — typically up to a 70% margin of finance (so plan for ~30% down plus costs). Under MM2H, or if you are married to a Malaysian, that can rise to 85–90%. Tenure runs to age 70 or up to 35 years, and 2025 rates sit roughly 3.9–4.6%. Singapore buyers gain twice here: a strong SGD stretches both the down payment and the monthly repayment.
