The biggest mistake: buying the announcement, not the address

Here's a question most people never ask: when a highway opens, does every town along the route celebrate?
有个问题,大多数人从来没想过:一条高速公路通车时,沿线的每个小镇都在庆祝吗?
No. The town with the new exit ramp booms. The town the highway bypasses — the one travellers used to stop at — quietly loses its lunch crowd. Same road. Opposite outcomes.
并没有。拿到新出口匝道的小镇会热闹起来;而被高速公路绕过的那个镇——旅人们从前歇脚吃饭的地方——则安安静静地失去了午市的人潮。同一条路,两种命运。
Infrastructure has always worked this way. It doesn't spread value evenly; it redirects it. And the JS-SEZ covers about 3,500 square kilometres — more than four Singapores. So when a brochure says "inside the SEZ", it has told you almost nothing about that specific address. That's the mistake: mistaking a region's headline for a property's future.

Jobs bring people in. Schools, clinics, markets and parks are what make them stay — and bring their families. An area where daily life already works keeps its tenants for years. An area waiting for "Phase 3" asks your tenant to wait with it.

In durian season, even the best durian gets cheaper — because every stall is selling it. Homes obey the same law. Johor knows this well: as at 3Q 2025, the state still had 9,018 completed but unsold serviced apartments, the most in Malaysia (NAPIC). Growth is real. So is competition.

"The area is hot" is a trend. A tenant is a person. If you can describe them — a logistics supervisor, fifteen minutes from the port, budget RM1,800 a month — demand is real. If all you can describe is other investors buying, you may be each other's only customers.

Which one would you investigate first?

Project A — but read carefully why. Not because A is guaranteed to succeed. Because A has fewer ways to fail, so it earns your research time first. Your attention is capital too — the filter's real job is deciding where to spend it.

And Project B? It isn't doomed. But before it deserves a ringgit of your money, someone must answer one question convincingly: who will live there, and why? If the answer is "future buyers", that's not an answer.
