Same year. Similar price. Both units were, on paper, "near the RTS."

Today, one of them has new tenants lining up before the old ones even move out. Five minutes to the station, a flat footpath the whole way, a few shops and a small park along the route.
今天,其中一套单位,旧租客还没搬走,新租客已经在排队。走到站口只要五分钟,全程是平坦的人行道,路上还有几间店铺和一个小公园。
The other unit is, if you measure it on a map, actually a little closer to the station. But getting there means walking past a row of shuttered shoplots, with no proper footpath for the last stretch. Tenants keep asking for a discount. Some don't renew at all.
另一套单位,如果按地图上的直线距离算,其实还更靠近站口一点。但要走到那里,得经过一排已经拉下铁闸的空置店屋,最后一段路甚至没有像样的人行道。租客总是要求打折,有些干脆不再续租。
Same RTS. Roughly the same distance. Completely different results.

That's the lesson for today: being near the RTS Link is not, on its own, a reason to buy.

A Tale of Two Walks两条不同的路
Picture the walk to the station from each of the two units above.

From the first unit: a flat, shaded footpath. A bakery on the corner. A guardhouse with someone who says hello. Five minutes, door to platform, and it feels the same at 7am and at 9pm.

From the second unit: the same five minutes, if you measure it on a map. But the route runs along a service road with no proper walkway, past one dark, empty stretch with no shops in sight.

On paper, both units are "near the RTS." In practice, only one of them is somewhere a tenant actually wants to walk every single day.

A map measures straight-line distance. It doesn't know about the drain you have to walk around, the fence that blocks the shortcut, or the stretch of road with no footpath at all.

It also doesn't know how the walk feels. Is it shaded, or fully exposed under Johor's afternoon sun and sudden rain? Are there shops and people along the way, or is it quiet and empty after dark?

These details don't show up in a listing. But they show up every single day for whoever actually lives there — and they show up in whether a tenant renews.

The RTS Link is real, and it will genuinely change how people move between Johor Bahru and Singapore. But a big catalyst doesn't lift every address around it equally — it rewards the ones that are actually easy, safe and pleasant to walk to.
